It appears the Mayan Calendar Guy had Carpal Tunnel Syndrome and Retired, Jeff thinks he skipped out on a Boat. I'm thankful to say we've made it through “Several Dooms Day Scenarios”. What kind of Loan you are getting....  (Conventional, FHA, VA, Other)....  and with how much money down.
The Lender is going to ask for your Tax Returns, Pay Stubs, ALL of your Bank Accounts showing the last few months of Activity, and a list of all your debt and assets.  HAVE ALL THESE ITEMS PREPARED and don't bother trying to hide anything.  You will only make the process more difficult for yourself in the end.  
2.  Contact a Realtor and talk with them, email them, read their reviews from other clients, look at their website, ask them questions about the market area you are looking in, and what the best game plan is to purchase a home in that location.  
You will also need to know how to best proceed in a purchase, if you already have a home to Sell, before you Purchase a new one. 
The Realtor will understand and know how to best advise you, as well as, educate you on the market in the area you want to purchase, and will be able to give you a market analysis of homes sold  and under contract within the last 90 days, and within a one mile radius of your purchase area.   
It will help you better understand the market demand in the area you are purchasing, as well as the Range of Values of the homes in that area.  
You will better understand how Aggressive and Strong your Contract Offer needs to be, if it is a Demand Area, 
or if it is not a fast moving demand area, how much you may be able to Negotiate Down on Price, how much you may be able to ask for Seller Contributions toward your Closing Costs, and Negotiate for Repairs on a Home Inspection later. 
3.  Before you ask a Realtor to unlock doors for you,  find out what the Agent/Buyer Representation Agreement will be,  by asking the Realtor to email it to you for your review.  YOU ARE GOING TO BE REQUIRED TO SIGN ONE ANYWAY BEFORE THE AGENT OPENS HOMES FOR YOU, THEY ARE MANDATORY NOW IN 2013, and are a Requirement to Define the Agents Representation for the Buyer.  It is also for Insurance Purposes in order to Protect the Buyer and the Agent.  
IT IS BEST TO READ IT BEFORE YOU GO OUT WITH THE AGENT. 
That way you don't have to sign a Buyer Representation in a situation where you might feel stressed or uncomfortable, and you will be able to review it, and read it, in your own comfort area.  
***If there are any additional fees, or if there is wording you are not clear on, Question the agent, and if you don't like what it says, and the Agent won't change it.  Don't waste the agents time by asking him or her to show you homes if you don't agree to their Representation.   
Simply talk to another agent, and go through the same process with them, until you find an Agent you will work well with.  
 
(In my experience, most agents who ask for fees in order to represent you, WILL  Reimburse that fee Back to You at the settlement table, and the fee is Only There to help the agent pay for their gas money, in the event you don't ever buy a home, but end up making the agent spend hundreds of dollars in gas money and time away from their family working for no money.) 
 
(I personally, don't charge any fees to my Buyers, and I always pay for any Admin Fees, as well as the Buyers Home Warranty on their new house), 
 
However...
I sometimes wonder how many of the public realize, Realtors work hours, days, and months on end, with no pay at all, and invest an enormous amount of their own time and money, in some clients that never intended to buy a house at all, and who just like to look at homes for the SPORT or ENTERTAINMENT of it.   Realtors are faced with that, all too often, so it is not shocking, that some Realtors would want fair compensation for their work and time.  
(You certainly want to be paid for your time and work, so be fair to your Realtor, they are very dedicated to you, in serving your needs and best interest.)
 
4.  Now that you have gotten your Lender Letter showing how much $$$  You Qualify for a Home, and you have a Realtor you feel comfortable with, and the Agent/Buyer Representation Form is signed...   It is NOW time to Look at Homes!
 
5.  Your Realtor will send you Listings with the Criteria for a home and in the location You Requested.  If you want an expanded search, ask your Realtor to expand the search and have those listings sent to your email each day.   
Your Agent has pulled EVERY LISTING in REAL TIME that MATCH your requested Criteria for a home.  
You don't need to bother with online home searches that are not updated in real time.  You are only going to waste your time by looking at outside web sites, because many of the on line listings are not up to date, and ONLY MLS is a true depiction of Real Time Listings that match your criteria for a home.
 
6.  Every home sale is different......   Yes, I said it !   
EVERY HOME SALE IS DIFFERENT...     
and there is a different Strategy and Approach to each home you make an offer on.  
Here is where you need to TRUST your Agent the most.  
Ask your Agent what the best strategy will be for making an offer on the house you want.  Your Realtor will explain very clearly what your best Leverage is, in getting that particular home.   
 
There are so many variables and scenarios that you can come across in Real Estate, I would have to write a book and put you through Real Estate Class to give you every scenario, so make sure you talk to your Realtor about the house you want, and go over a Well Informed Strategy with your Realtor.  
You will look at Tax Records to see when the house conveyed and how much it conveyed for, in order to see the possible Equity or Lack of Equity the Seller may have to negotiate with.
You will look at the surrounding market of homes Sold in the last 90 days, Under Contract, and Active and look at how many days on market they are Listed.
You will look at the homes in the surrounding area to see how much other Sellers are paying in Closing Cost Assistance.
You will look to see how fast the homes are selling in that area.
Your Realtor will call the Listing Agent and feel out the situation of the Sale, and based on the Information your Realtor is able to gather for you.  You will put a Contract Offer in on the house you want with Knowledge and Confidence. 
Now, I'm going to say this.....  and most of you are going to say NO DUHHH !   But I have to say it anyway, because you would be surprised at how many people will undermine their own Purchase, Efforts, and Negotiation by doing this one impulsive thing....
 
DO NOT CALL THE LISTING AGENT OR TALK TO THE SELLER AND SHOW A BUNCH OF ENTHUSIASM AND TALK ABOUT WHY YOU WANT THEIR HOME!!!
 
If you do, ALL your Cards will be on the Table in this Complicated Poker Game of Real Estate, and you will have NO LEVERAGE at all in ANY NEGOTIATION.  
The Realtor who is Working for you, is going to do everything in his or her power, to give you all the Leverage you can get in a Negotiation on your new home.  
It all equates to Money in your Pocket in the end, so don't blow your Transaction by being overly excited and impulsive, by talking to the Listing Agent and Seller.  It is a terrible obstacle to overcome, if you undermine your Realtor who Represents you, and your own Negotiation.
 
7.  Things you will need when submitting a Contract on a home.
You will need your Lender Letter Attached to the Contract showing how much you Qualify for.
You will need AT LEAST $1,000.  Earnest Money to show Good Faith when you write a contract and that check will usually be made out to Your Realtors Brokerage, in my case Realty World Select.  The Check needs to be scanned and submitted with the Contract as well.  That check will not be cashed till the Contract is Ratified, meaning (Accepted by all Parties) Then the Earnest Money is deposited into an Escrow Account held by the Brokerage within 24 hours of the Contract Acceptance.   
Within the next 7 days of your Ratified Contract, you will need...
to make sure you loan Application has been fully applied for with all documentation with the Lender you've chosen, 
pay for and have a Home Inspection  (aprox $450.)
pay for your Appraisal (approx $450.)
and let the Title Company you are with know if you want a Survey or not on the property.
The Title Company will usually send a form to you to fill out with questions on it to help.
 
If Home Inspection goes well, and you don't have any further Well and Septic Inspections to go through, and Appraisal, Title, and Survey are good, you are well underway to Buying a New Home.  Your Agent is in Charge of Keeping you to your Timelines in the Contract so LISTEN to your Agent, and stay ENGAGED and AVAILABLE through the process.  
 
Don't leave town, or disappear in the middle of the Transaction.  Your Participation is required to Sign Addendums in a timely manner, and Provide Bank Underwriters with Answers to their many ongoing questions throughout the transaction, if you want to have a smooth on time closing.  
 
***If you have a Finance Contingency (which you most likely will...)  You want to be aware and in tune with your Lender and your Agent during that Crucial Time Frame.  There are elements in that Contingency, that could cause the contract to become void, if not addressed in a timely manner and properly. 
 
A Termite Inspection of between $35. and $50.  will need to be done Within 30 days of Settlement, so we don't want to order that one too soon.
 
About a week before Settlement, you need to have Hazard Insurance/Homeowners Insurance in place for date of closing.
You will also need to call the utility companies to transfer utilities into your name on Settlement day so there is no lapse in Utility Services. 
 
A final walk through of your home is usually done a couple of hours before Settlement, so you know the house is still there and not damaged, and you will be checking to ensure all Repairs formerly agreed upon are completed.
You will bring a Certified Check for your Down Payment, to the Settlement Attorney, made out to the Title Company, in the amount stated on the HUD in order to purchase your home
you will sign a stack of papers a mile high with the Title Agent reviewing them all with you

Boating on the Potomac has been one adventure after another for my family. Each time we go out on the water it is something new to see. Even the surrounding landscape changes from Spring to Fall in such beautiful ways. Seeing Virginia from the River, is a unique perspective of complete Calm and Serenity in the midst of a very busy Northern Virginia. It really is like a mini vacation away from reality, stress, traffic, and work. My family and I have boated on days where the water was smooth as glass and the reflection off the river was breathtaking, to braving the stormy weather on the Potomac and out running approaching storms in our boat.
I love it when we have spent a day out either tubing and water skiing with the kids, or exploring one of the many parks up and down the river, Leesylvania, Mason Neck, Pohick Bay, Smallwood, Mattawoman, the list is endless, then zooming over to Tim’s RivershoreR... more »

I love it when we have spent a day out either tubing and water skiing with the kids, or exploring one of the many parks up and down the river, Leesylvania, Mason Neck, Pohick Bay, Smallwood, Mattawoman, the list is endless, then zooming over to Tim’s Rivershore Restaurant at either Fairview Beach or Dumfries for great food, and on many occasion a live band on the water.
And when the sun goes down... watching the sunset turn bright crimson as it sinks into the landscape, is like peace on earth, and everything is suddenly right with the world. We have wonderful memories on the 4th of July, anchoring down with the many boaters, who will keep you endlessly entertained until the fireworks. When you watch the fireworks in DC by Land, after having to fight traffic or metro, only to have the realization you somehow have to make it back home through the mobs when it is over, turns
the fun into sheer exhaustion. But when you cruise down the river on your boat, anchor down amongst the many happy boaters, turn on some music till the fireworks start, have your picnic on the boat, and watch the Fireworks go off right in front of you in all it’s majestic glory, it’s awe inspiring and makes you very grateful to be an American, and a Boater.
Some other things we have enjoyed is our New and ever growing, National Harbor. On many occasions we have docked the boat, and enjoyed dinner at one of the many wonderful Restaurants to chose from, walked the river walk, and toured the Gaylord. The Gaylord Hotel is also wonderful to see at Christmas time. Their light show is spectacular. The kids love it.
Another fun event on the River, is watching Santa Ski across the river at Christmas with his posse of Elves and Reindeer, even the Grinch gets involved. I watched on the news when I was young about this event, but thanks to Carlton and Debbie Phillips of Prince William Marina,
Jeff’s and my kids, got to experience this fun event up close by boat. I have the best pictures of our kids watching Santa and crew ski past us doing funny skits.
I have to say, boating just about anywhere can be a wonderful time. I boated on Lake Anna with my family before I fell in love with the River. The first introduction to River Boating was with my friend Carolyn on her boat, and a few girlfriends, out for a girls day on the River. We knew nothing about the river at the time, and no one had given us any instructions at all. We had only boated on Lake Anna up till then. Oblivious to danger, we tried to get the boat down the ramp, and into the water, at Willow Landing Marina at Low Tide, (Very Low Tide). We backed the boat down the ramp, the ramp ran out, and the truck tires were at the end of the ramp. The boat wasn’t anywhere NEAR the water. Hmmm, What to do? What to do? I don’t remember who
came up with the bright idea, of backing the truck and boat trailer down the ramp at high speed, and then slamming on the brakes to see if the boat would fly off into the water, but somehow we all agreed that this could work. What happened next, could have gone down in history on UTube
and Funniest Home Videos as the most amazing, gravity defying feat, had we taped it.  As Carolyn back her truck rapidly down the ramp and then slammed on her breaks, two things happened simultaneously. First the back two tires blew a flat from slamming the brakes on
such a rough surface, and secondly, the boat trailer jack knifed and flung the boat sideways up on the ramp wall, and left the boat not only, “NOT in the water”, but teetering on the edge of the wall above the ramp. One would think that the boat would have been badly damaged, however, the boat was left with only a large scratch down the bottom and side. The marina owner graciously helped us lift the boat off the wall and into the water with a fork lift, and also changed the truck tires for us while we were out boating. He did ask us, with a worried look on his face, what time we were coming back, so he could keep a look out for us in case we got into trouble again. Thankfully the man had a good sense of humor. We went to Tim’s Rivershore
Restaurant in Fairview Beach and we got back to the marina late that night. We had a blast!
Somehow, by the Grace of God, we didn't need a helicopter rescue at Sea, and we made it home safely with boat in tow.
There is nothing like the Potomac River with it’s endless adventures, and great stories to tell.  I knew, years ago, when Jeff told me he wanted to work at Prince William Marina on the River and leave Lake Anna, that it would be a wonderful opportunity. Little did we realize the wonderful memories we would make with our family, and the extended family we would gain
with the Marina staff and Boaters, by working at Prince William Marine. As soon as I met Carlton and Debbie Phillips, I knew we had found our home. The marina has not only given Jeff a wonderful career that he loves, but a wonderful family environment full of fun happy boaters, and magical, memory filled events, only Disney could rival.
Jeff and I and our 7 kids, have enjoyed countless firework displays at Prince William Marina, Parties on the River and at Prince William Marina, for every occasion, Aquapalooza, Poker Run on the River with a treasure map, taking us to see Santa Ski on the River, Boat Lighting at Christmas, The Wounded Warriors boating trips, and countless other activities every month.
Most impressively, the owners of the Marina, Carlton and Debbie Phillips are always at every event to greet you, assist you, and enjoy the fun with you. They have a passion for making people happy, and they love what they do. I think you could look far and wide and never find another marina that offers so much and leaves you feeling so good you can’t wait to go back.
In just eight short years, Jeff and I have a lifetime of memories and pictures of us boating with
our friends and family and the fun events at Prince William Marina.

It appears the Mayan Calendar Guy had Carpal Tunnel Syndrome and Retired, Jeff thinks he skipped out on a Boat. I'm thankful to say we've made it through “Several Dooms Day Scenarios”. I feel in celebration of our survival of these Mayan predicted, "End of Times" we should ALL kiss the ones we love, tell them how much they mean to us, and jump on our Boats right now!

One thing is clear to me, as we embark on yet another year, the realization that the years are getting shorter, makes us more thankful than ever for time spent with our family. I've been told this time warp comes with age, however, in MY mind, I'm only getting younger. 

We have been reminded this year more than ever, in light of the recent tragic events, to take nothing for granted.

Life is Fragile........ But Life is also GOOD.

Jeff and I are blessed with a Happy, Healthy, Successful family.
Our parents and siblings are in great shape, and as it stands.....

Six out of Seven of our kids are driving a car, have jobs, and make their own money; Stephani 24, Jacob 21, Chelsea 19, Brandon 21, Forrest 18, and Joshua 16.
Three out of Seven of our kids are in College and working toward in demand careers; Chelsea 19 a Doctor, Brandon 21 a Computer Network Engineer, and Forrest 18 a Registered Nurse.
Two of our Seven Children already in Successful Thriving Careers; Stephani 24 a Registered Nurse and Jacob 21 a Business Owner and Entrepreneur.
...and the Two youngest Joshua 16, in High School, wants to be a Computer Software Designer and Kelsey 13, the youngest, never the less, demands the most attention, is in Middle School, and says she is going to be an Underwater Volcanologist and live in Hawaii. OK! We are scratching our heads on that one.

We pray this letter finds you in great spirits and as thankful as we are. It has been a very hard year for many. Jeff and I, in spite of the difficult situations that Life may throw at us, try very hard to look at all the good life has brought us, and focus on that good, and be thankful for those things. 
One of the things we are thankful for are the amazing people we meet, and work with every day, who bring us more than just a paycheck, but lasting, meaningful friendships as well. 

We feel Blessed !!!
